Every chimney repair is governed by national fire safety code and ASTM material specifications. Here is what governs the work we do across the entire service area.

Inspection

NFPA 211

The Standard for Chimneys, Fireplaces, Vents, and Solid Fuel-Burning Appliances. Defines three inspection levels: Level 1 (visual, accessible portions), Level 2 (with video flue scan, required at sale or change of fuel), Level 3 (invasive, when defects are suspected). NFPA 211 recommends at least one professional inspection per year for any chimney connected to a wood, gas, oil, or pellet appliance.

Mortar

ASTM C270 Type N

The standard specification for masonry mortar in chimney repairs. Type N is a medium-strength, lime-rich mortar appropriate for above-grade exterior masonry. It allows the joint to flex with freeze-thaw cycling without cracking the brick face. Mismatching with high-Portland-cement mortar in a historic lime-mortar chimney accelerates spalling within five to ten years.

Liner

UL 1777

The safety standard for chimney liners (insulation and listing requirements for relining systems). Stainless steel liners listed to UL 1777 are appropriate for wood, gas, and oil applications when the original clay flue tile is cracked or missing. Used liners or non-listed pipe inside a residential chimney are an immediate safety failure.

Crown

Portland-cement crown

A proper chimney crown is a sloped, reinforced cement cap with a drip edge that overhangs the brick. Mortar-only "wash" crowns fail within a decade because mortar absorbs water. The standard repair is removal of the failed wash and pour of a new Portland-cement crown with bond breaker between the crown and the flue tile.

North Shore 11 cities

Lakefront masonry concentrated in the 1900s through 1940s, with substantial English Tudor, Georgian, and Prairie-style architecture along the bluff. Lake Michigan proximity intensifies freeze-thaw stress: north and west chimney exposures cycle through freeze-thaw 30 to 50 percent more often than inland suburbs, accelerating crown cracking and mortar joint failure. Crown rebuilds here often require structural repair below the crown, not just cap-and-seal.

Northwest Suburbs 13 cities

Post-1960 suburban expansion produced a mix of mid-century, 1980s, and 2000s construction. Many homes have prefabricated metal flues with manufactured chimney chases instead of structural masonry. These need annual NFPA 211 Level 1 or Level 2 inspection more than they need structural repair. Crown sealing, cap replacement, and chase cover replacement are the common touch points.

North Lake County stretches from Highwood up through Waukegan to the Wisconsin border.
